How the calculation works
We add nightly charges and host-charged fees to get the booking subtotal. The host service fee is deducted from that total in both scenarios.
Same-payout subtotal = current booking subtotal × (1 − current fee rate) ÷ (1 − new fee rate).
Use the actual rates from your Airbnb account. This estimate excludes guest service fees, taxes outside the entered host fee, currency conversion, discounts, promotions, and your operating costs. It is not a profit calculation or financial or tax advice. If you already use the single fee, compare your actual current rate; do not account for the change twice.
About the fee change. Airbnb says software-connected hosts still on split fees switch to the single fee on 13 October 2026. Most single-fee hosts pay 15.5%; exceptions apply. Check the rate and timing for your account.
